Situated at end of drive of some 400m running N from Rock Mill, N of Tregroes.
Exterior
Earlier range of outbuildings with later C19 iron water-wheel. Rubble stone, whitewashed to front, with long slate roof. Largely 2-storey, but S end is 5-bay barn. From S end: door to barn, door, outside stone steps to upper loft door, then door to stable with window each side and corresponding loft windows above, then door and finally 2 round arched cart-entries with loft window above and between. N end wall has outside steps to loft door.
Rear has door into upper level of barn, then big overshot water wheel, another door to loft, with door breaking eaves and window further left.
Collar-truss roof.

Listed as one of 3 remaining farm water-mills with intact wheels in the area.
