By law, the definition of a listed building includes the entire building (i) and any structure or object that is fixed to the said building and ancillary to it and (ii) any other structure or object that forms part of the land and has done so since before 1 July 1948, and was within the curtilage of the building, and ancillary to it, on the date on which said building was first included in the list, or on 1 January 1969, whichever was later.

Location
Located 100 m E of the Conwy Road (B 5106), at the eastern extremity of Castell; accessed via a narrow lane running E from the road.
Exterior
Dated 1790; small 2-window storied farmhouse with later additions. Of whitened rubble on boulder foundations with slate roof; squat end chimneys with plain capping and weathercoursing. Central entrance with C20 part-glazed door and flanking late C19 4-pane sashes in (apparently) original openings; similar first-floor windows, under the eaves. Adjoining to the R, stepped-down and set back, a near-contemporary single-storey byre addition, converted some thirty years ago to domestic use, at which time its roof was raised; 2 modern windows, formerly entrances. Later slated catslide extension to the rear of the house; modern openings.
Interior
Beamed ceiling to open ground-floor room with plain beams and joists; on the central transverse beam, is inscribed ORO 1790. Large fireplace to L end with plain, slightly-cambered inglebeam bearing similar inscription; stepped window splays to front, modern stair.
Reason for designation
Included for its special interest as a dated example of a small late C18 vernacular farmhouse.
