Located some 30m S of the Pont Ysbyty Ifan on the W bank of the river Conwy and centrally-placed within an arc of three estate terraces, rubble-walled and gated forecourt.

Included for group value with other listed items on the W bank of the Conwy and as part of this well-preserved estate village.
Group Description
Nos 1-3 Bryn Ffynnon
Third-quarter C19 one-and-a-half storey terrace of 3 estate cottages; built for Lord Penrhyn (of Penrhyn Castle), following his aquisition of the estate in 1856. Rubble construction with shallow-pointed slatestone lintels to openings; slate roof with tiled ridge and deep verges. The terrace is symmetrical with the central unit (No 2) advanced and gabled, with flush buttresses applied to the sides; deep verges and simple decorative bargeboards. Central entrance with flanking windows and paired windows above, within the gable. Nos 1 and 3 flank this, each with outer entrances and paired windows. Part-glazed C20 doors and 6-pane sash windows throughout. There are 2 tall, shared chimneys, flanking the central unit; moulded cornice and capping, with weathercoursing. To the rear, Nos 1 and 3 are advanced slightly with No 2 recessed in the centre; asymmetrically-placed modern and primary 4-pane sash windows.
