Situated in the centre of Edern on the N side of Lon Llan, some 90m S of Pont Edern.
History
Earlier C19 cottage possibly connected with the mill on the nearby Afon Geirch. The Edern Tithe Map of 1839 shows Factory Cottage as being owned by Lord Newborough and occupied by Catherine and Griffith Roberts.
Exterior
Cottage, roughcast rubble stone with slate roof and stone end stacks. Single storey, double-fronted with central boarded door. Two 4-pane horned sashes, both offset to left. Whitewashed rear elevation has single boarded door to left.
Reason for designation
Included as a good example of the single-storey vernacular cottage of the region, in a village context.
