Location
On a lane leading SW from Llwynmawr, 200m from the centre of the village. The front garden is retained by a rubble stone wall, with central steps and path to door, with farmyard to the NE.

History
Dated 1845. It replaces an earlier farmhouse, said to be early C17, the ruins of which are to the E.  

Exterior
Symmetrical 2-storey 2-window house. Constructed of dressed random stone with large quoins under a slate roof, with stone end stack to E and external stack to W. The front faces N. Replaced panelled door to centre under gabled wooden porch on red brick side walls, which are bullnose to front. Eight-over-eight-pane hornless sash windows, flush to front, with wedge lintels and stone sills. Above the porch is a slate roundel within a square border reading E/TM/1845. Path leading to front entrance is made up of white and grey pebbles laid out in a diaper pattern. The E gable end has a rear doorway offset to L within a small C20 lean-to timber conservatory. C20 planked door under arched head of stone voussoirs. Small C20 window above. Two-window rear elevation, all under segmental-arched heads of stone voussoirs; casement windows to upper storey, C20 wooden windows below.  

Interior
The front door opens to a central staircase with living room to R; the stair-hall was probably partitioned off originally. Large stop-chamfered cross-beam to living room (from earlier house) and small joists. Fireplace to W end with large cambered timber lintel; later fireplace surround beneath. To L of staircase, partition wall with panelled door to L reception room, not entered, with kitchen to its rear.  

Reason for designation
Listed as an unaltered mid-C19 farmhouse, built in the Georgian style, which retains its character. Group value with multi-purpose farm building and granary to the NE.
