History
Outbuilding, probably converted in later C18 from an earlier C17 farmhouse, either the original farmhouse or a separate dwelling. Built downslope with upper end chimney, and attached by a later link to the end of the C18 lofted cow-house and stable to E. Now owned with the farmhouse and separately from farm-buildings to E. Probably earlier C17; part of a substantial estate farm. This was probably the original farmhouse, replaced in later C18 by the larger farmhouse opposite; however it could possibly have been a Dower-house.  

Exterior
Outbuilding, former house, rubble stone (colourwashed in 1991) with slate eaves roof and rubble stone chimney at right end. Single storey. W front has two windows over differing sizes to left and centre full-height C20 door. Left window is 2-light with chamfered surround and mullion, and 2 diagonally-set wooden bars. Next window is 2-light with ovolo-moulded jambs and mullion, and 2 diagonally-set bars and timber lintel. There is a straight joint between the windows, not fully to ground. Uphill S end has large shuttered loft entry to left. Downhill N end has weatherboarded gable with 1 ground floor C19 2-light window with timber lintel, and small shuttered loft window. Rear has projecting wall left of board door and then casement pair window with timber lintel.  

Interior
Interior not available for inspection. In 1991 had direct entry plan, lofted to downhill part beyond studded wattle and daub partition. Massive chimney stack uphill. Original purlined roof trusses on projecting sole plates. Hall truss retains scarfed collar. Chamfered main beam to loft.  

Reason for designation
Included as an altered house of C17 origins, of group value with Llawr Llan farmhouse.
