The list description is not intended to be a complete inventory of what is listed: it is principally intended to aid identification. By law, the definition of a listed building includes the entire building (i) and any structure or object that is fixed to the said building and ancillary to it and (ii) any other structure or object that forms part of the land and has done so since before 1 July 1948, and was within the curtilage of the building, and ancillary to it, on the date on which said building was first included in the list, or on 1 January 1969, whichever was later.

On the east side of the A490 Llanfyllin Road, 0.5km approx. N of the roundabout to the W of Welshpool.
History
Probably C17 in origin, though with some later additions and rebuilding.
Exterior
The original house appears to be of T-plan type, with a massive rubble axial stack in the short rear wing, and a later outshut filling the angle of the two ranges. Cross range is partially timber framed: box framing in square panels exposed in front elevation, with painted brick infil; return elevation rebuilt in painted brick over rubble (perhaps in the early C19); construction of rear wing obscured by later outshut, which is also timber framed with painted brick infil but with small scantling timber. Doorway in return elevation of cross wing; early C19 small-paned iron casement windows, and 2x12-pane sash windows.
Reason for designation
Listed as a good example of a C17 farmhouse, retaining its early plan form and a substantial proportion of the original construction.
