The list description is not intended to be a complete inventory of what is listed: it is principally intended to aid identification. By law, the definition of a listed building includes the entire building (i) and any structure or object that is fixed to the said building and ancillary to it and (ii) any other structure or object that forms part of the land and has done so since before 1 July 1948, and was within the curtilage of the building, and ancillary to it, on the date on which said building was first included in the list, or on 1 January 1969, whichever was later.

Location
On the N edge of Powis Castle Park, to the S of the A458 Dolgellau Road, 1.5km approx W of Welshpool.
Exterior
History: The house was probably built during the C17, though possibly in two distinct phases. Some subsequent repair work, but little substantial alteration.
Exterior: Timber framed with mainly brick infil (though some panels are rendered, possibly over wattle and daub). Slate roof. Box framed in irregular square panels, with intermediate struts in the upper tier, and tension braces in the gable end. One and a half storeyed, a long 3 or 4 unit plan, with baffle entrance against the axial chimney towards the centre in the S facing elevation. The entrance corresponds with a break in the framing, marked by a discontinuity in the line of the middle rail, and may represent the limit of the original building, subsequently extended to the W. Plank doorway, the window to its right, and the 2 windows to its left all inserted casements. 3 catslide dormers in the roof retain earlier fenestration, with small-paned iron casement windows. N facing elevation has early timber framed outshut to the E, and C20 brick additions obscuring the original construction to the W. Lower extension against W gable end appears to be an early addition, and is box framed in regular square panels with queen post truss exposed in gable.
The house is a good surviving example of a C17 vernacular farmhouse retaining much of its early structure and form.
