History
The terrace of shops with accommodation over was in the process of development on the second edition OS map of 1899-1900. This shows the building on the corner of Princess Road and 3 adjacent properties (nos 411-425), together with the building which forms the left hand end of the terrace (No 399-401). The strongly unified design of the terrace suggests that it was designed as a piece, though built in separate phases.  

Exterior
Nos 417-425: 3 storeyed, 2 window range to Abergele Road, and 3-window return to Princess Road with a shop front occupying ground floor of Abergele Road, and 2 bays of return elevation. This has canted angle, and windows with slim columns as mullions, and narrow upper panes. Cast iron columns supporting the roof, and ornamental gable at angle. This filled with delicate and ornate pierced cast-iron panel, and is surmounted by a finial. Advanced gables at outer oriel above shop front on Abergele road. Wide doorway in porch, with sash windows divided by slim stone mullions in the upper storeys. Similar squared bay windows, the sashes divided by stone mullions in oriel gable to Abergele Road. Wider gable to left of Princess Road elevation has canted oriel window with sashes to first floor, and 2-pane sash window above. A narrow central bay has paired sashes to groundfloor and 2-pane sash window on upper storeys, the top window breaking through the eaves line as a gabled dormer. Abergele Road elevation has similar canted oriel window and 2-pane sash window above, beneath wide dormer gable. Gables throughout have fretted bargeboards.

Reason for designation
Nos 417-425: Is a typical and well-preserved example of a late C19 commercial residential building, which is particularly note-worthy for the quality of the canopy to the shop fronts. Forms a group with Midland Bank (No 397).
