History
L-shaped vernacular farmhouse probably built by John Roberts in 1715 (the date and his initials appear in plaster relief in the former parlour). He is recorded as having died the following year; his grandson, John Jones was an attorney and died in 1756. The vicar of Llannefydd, Richard Ingram, appears to have rented the farm between 1737 and 1739. In the C19 the house passed to the Heaton and finally Garn estates; it is currently unoccupied (11/97).  

Exterior
L-shaped farmhouse of one-and-a-half storeys set behind a low rubble forecourt wall. Of whitened rubble construction with old slate roof; rubble end chimney to L wing and a (rebuilt) brick central chimney to the main section. This has an off-centre entrance with original pegged oak doorcase (and formerly a late C19 canopy porch). To the L is a fragmentary C19 sash window with projecting stone sill; the first floor has a late C19 shallow-gabled dormer with tripartite window of 6-pane sections, that to the centre a modern plain-glazed replacement. Similar dormer window to the attic of the L projecting wing, with a 16-pane C19 sliding sash window to the ground floor; projecting sill as before. The NE gable end has two 12-pane C19 windows, one to each floor.  

Interior
Lobby-entry plan to main section with wide fireplace to the former hall (at L) and plastered ceiling. To the R of the entrance is the former parlour, with stopped-chamfered, plastered main beam (rolled stops) and plain joists. 1930s fireplace to reduced opening with, above, the initials I:R and date 1715 in large raised plaster letters and figures; to the R of the fireplace is a contemporary cupboard niche with raised and fielded panelled door. An ex-situ 6-panel raised and fielded door leads from the former hall to the stairwell; original oak pegged doorcase. Good contemporary dog-leg stair with flat, shaped balusters with plain-capped square newels and moulded hand rail; further pegged doorcases to an upper room and a former wig closet to the L of the end chimney; door missing.  

Reason for designation
Listed for its special historic interest as an early C18 vernacular farmhouse retaining good internal and external character. Group value with the Agricultural Range at Bryn Deunydd.
