Location
Situated immediately W of the church, on S side of A 40.
History
Farmhouse, probably late C17 to early C18. The parallel range behind, now Copper Beech Barn, was a byre but had a dwelling at the E end, suggesting that the two ranges evolved in the unit-system manner, where two houses were built close together for members of the same family. The rear range perhaps slightly earlier. Cobbled paving in front. The gravestone in neighbouring churchyard to a Rebechah Williams of Llanspithitt died 1720 may relate to this house.
Exterior
House, colourwashed rubble stone with slate roof and brick chimneys to each end and one on ridge to right of door. One and a half storeys. Facade has slightly projected masonry to left-of-centre entrance bay with 4-panel door. Two cambered-headed square 12-pane windows each side, the two on right much wider spaced. Stone voussoirs, stone sills. Small upper window under eaves just left of projection. Two gabled 9-pane dormers with sill on eaves, one over each inner ground floor window. All windows have hopper-type glazing.
Left end has projecting chimneybreast flanked by first floor windows. Right end has small upper window over small single-storey addition with rounded corner to lane. Rear has three gabled dormers, door to left and two windows, one a nine-pane window with oak lintel.
Interior
Cross-passage with staircase. Stone-flagged floors, deep window recesses, board doors, boxed-in beams. Simple C18 chimney-piece to left. Original collar-trusses to roof.
Reason for designation
Included for its special interest as a well-preserved farm house of regional character, and together with Copper Beech Barn is a probable example of the unit-system.
