Full Report for Listed Buildings

The list description is not intended to be a complete inventory of what is listed: it is principally intended to aid identification. By law, the definition of a listed building includes the entire building (i) and any structure or object that is fixed to the said building and ancillary to it and (ii) any other structure or object that forms part of the land and has done so since before 1 July 1948, and was within the curtilage of the building, and ancillary to it, on the date on which said building was first included in the list, or on 1 January 1969, whichever was later.

Reason for designation
Early C19 row of small cottages and former smithy with well-preserved character, part of an important group of buildings at the N end of Overton High Street. Group value with the similar listed Dispensary Row almost opposite.

Group Description
Nos.1-3 Wrexham Road Two-storey row with five first floor windows; outshut rears (later rear extensions). Brick with slate roofs. Five rectangular brick chimneys. Nos 1 and 2 are each single unit cottages with doorway to the R and windows aligned on each floor. Steep 2-centred arches to doorways which have boarded doors; windows with round-arched heads, enclosing casement glazing with 2 Gothic lights. No 3, The Old Smithy, consists of 2 sections, to L, a cottage as Nos 1 and 2, and to R, a 2-window section with first floor windows and doorway as before. The boarded door has impressions from branding irons including “PEEL” for owners of Bryn-y-Pys. To its R, a window with 3 Gothic lights. Right return has, at first floor level, one window as front, and a small 2-light Gothic window; on ground floor, broad segmental archway enclosing Gothic doorway to R, and 2-light Gothic window to L. The group is set back from road behind narrow forecourts with iron railings and gates.
